We provide professional property management, leasing coordination, tenant relations, asset performance monitoring, and maintenance oversight for residential and commercial properties.
We are looking for a Senior Property Manager who can take ownership of a varied property portfolio and ensure that each asset is managed efficiently, professionally, and in line with company standards.
You will coordinate tenants, property owners, contractors, maintenance providers, and internal teams. You will also monitor budgets, occupancy, compliance, and operational performance while identifying opportunities to improve service quality and property value.

Key Responsibilities:
Property Portfolio Management:
Oversee the daily operation of residential and commercial properties, ensuring that each asset is maintained, occupied, and managed according to agreed service standards.
Tenant and Owner Relations:
Act as the primary point of contact for tenants and property owners. Manage enquiries, complaints, lease discussions, service requests, and regular performance updates.
Lease Administration:
Coordinate lease agreements, renewals, rent reviews, move-ins, move-outs, deposits, property inspections, and supporting documentation.
Maintenance Coordination:
Plan and supervise scheduled and emergency maintenance. Select contractors, review quotations, monitor work quality, and ensure that repairs are completed within agreed deadlines.
Budget and Cost Control:
Prepare and monitor operating budgets, maintenance expenses, service charges, supplier costs, and property-level financial reports.
Occupancy and Revenue Performance:
Monitor vacancies, rental income, arrears, lease expirations, and occupancy trends. Work with leasing and commercial teams to reduce vacant periods and protect property revenue.
Compliance and Documentation:
Ensure that property records, safety inspections, certificates, contracts, insurance documentation, and regulatory requirements remain accurate and up to date.
Supplier Management:
Manage relationships with maintenance companies, cleaning providers, security services, technical consultants, and other external suppliers.
Reporting:
Prepare clear monthly and quarterly reports covering occupancy, maintenance activity, financial performance, tenant issues, compliance, and recommended actions.
Team Coordination:
Support and mentor junior property management and administrative employees. Allocate work, review performance, and ensure consistent service delivery across the portfolio.
What We Are Looking For:
Experience:
At least 6 years of experience in property management, real estate operations, facilities management, leasing, or a related field. Previous responsibility for a residential or commercial property portfolio is required.
Property Knowledge:
Strong understanding of lease administration, tenant relations, building maintenance, supplier management, operating budgets, and property documentation.
Leadership:
Experience coordinating employees, contractors, maintenance providers, or multidisciplinary property teams.
Financial Skills:
Ability to review property budgets, rental income, operating expenses, arrears, service charges, and supplier quotations.
Communication:
Strong negotiation, organisation, and stakeholder-management skills. You should be comfortable communicating with tenants, property owners, suppliers, legal advisers, and senior management.
Language Skills:
Fluent Italian is required. Professional working English is preferred for international clients, documentation, and business communication.
Digital Skills:
Confident use of property management software, Microsoft Excel, reporting systems, document-management platforms, and standard office applications.
Mindset:
You are organised, commercially aware, and solution-oriented. You can manage several properties and priorities at the same time while remaining calm, responsive, and professional.
