We are looking for a skilled professional ready to take on responsibilities in Technical Due Diligence and Feasibility Studies, with a strong focus on urban planning analysis, building & cadastral compliance checks and CapEx plan calculation.
Job Description
Key Responsibilities

Inspection and technical verification of the property conditions
-
Analysis of property deeds, verification of title deeds, easements, land registry searches, examination of prejudicial transcripts, contracts

Analysis of the authorized state of assets: Verification of permitting, cadastral and statutory documentation, urban-planning and building codes, check of compliance with the present documentation, identification of discrepancies, risks and solutions

Analysis of the maintenance status of the property through inspections, including hands-on experience in building maintenance and construction activities, and support in drafting multi-year CapEx plans and reports for the properties.

Review of as built documentation (design, certifications, etc)

Drafting of Technical Due Diligence reporting in English and/or Italian related to the technical matters

Inventory of the documentation provided and Virtual Data Room creation

Technical-urban feasibility studies: analysis aimed at identifying procedures for possible change of use or redevelopment to increase the value of the asset in the case of existing buildings, analysis of development projects, investor guidelines and urban planning regulations in order to define the most suitable masterplan in case of new development;

Development of analyses and projects within a multi-disciplinary team in an international environment

Liaison with national and international clients, primarily investors, investment banks, and developers
Requirements
-
Master’s Degree in Architecture or Diploma Surveyor (Geometra);

2-5 years' experience in Technical Due Diligence gained in real estate companies, Professional architecture practices and/or in the role of appraiser (ABI compliant);

Knowledge of national and regional urban planning and building codes laws and rules;

Proven experience in CapEx planning and budgeting, as well as building maintenance and construction projects.

Ability to exercise judgment based on the analysis of multiple sources of information.

Teamwork capability, proactive attitude and goal oriented.

Excellent level of English (B2/C1) written and spoken and fluency in Italian written and spoken.

Willingness to travel nationally for inspections from Milan

MEP systems knowledge as a plus
